When selling a home, there are many factors you just can’t control like location, weather, neighborhood noise, etc. But there are some things that you CAN control, and how you handle these things will determine how quickly your home sells.
It does not matter if it is a buyer’s or seller’s market, there are certain things you must do right to sell your home for top dollar. And while these are not the only factors, I think if you put yourself in the position of a buyer, you’ll agree they are the most important.
#1 – PRICING
Even though there is low inventory and high demand in today’s market, it doesn’t mean the sky’s the limit for pricing. When pricing your home it is important to carefully consider top market value, and price it just at or slightly under. Homeowners who make the mistake of overpricing their home will almost always end up having to lower the price after it sits on the market for an extended period of time, wasting time chasing the real value of the property down to where it should have been in the first place, and causing questions and doubt in buyers minds.
#2- ACCESS FOR VIEWING
In a competitive market access to your home can make or break your ability to get the price you want. Access is critical in a hot market to grab those motivated buyers and get an offer quickly. Buyers are busy too! They want to see it right away, at their convenience, without having to give 24 hour notice, or work around strange circumstances or hours. If there are other homes they can see with more ease, yours might get passed by.
#3 – HOW IT SHOWS
First impressions are everything when appealing to a buyer’s emotional experience with your home. It is important to have your home ready to show day 1! The front entry should be welcoming, windows should be cleaned, the house should smell nice. There should be no clutter or personal items left around. Do not have dirty dishes in the sink, laundry lying around, or messy beds. Do not blow your one and only chance to make an amazing first impression!
